Produktbahnhof: City buys area to develop commercial space at the main railway station

To ensure continued positive economic development in the city, it is necessary to develop new municipal industrial estates in the urban area. At the same time, the development of inner-city brownfield sites will realise an important urban planning objective.

With the completion of Chemnitz Central Station as a transport hub, the area surrounding the product railway station can also be largely reorganised and made more attractive. At the same time, these areas between Sonnenberg, the main railway station and Brühl are of particular importance in terms of urban development. With the acquisition, the city will be able to directly influence this development.

The areas of the product railway station at Chemnitz main station are no longer intended for railway purposes. Part of the site has already been acquired by the Central Saxony Transport Association as a depot for the Chemnitz Model vehicles.

The areas still up for sale are owned by DB Netz AG and the Federal Republic of Germany (Federal Railway Property). Neither owner has any interest in developing the land independently. Only the simultaneous acquisition of both sites is of interest to the city's objectives.

In order to determine the purchase price, market values (DB AG €6.84/sqm and BEV €10.05/sqm) were calculated on the basis of expert opinions. Taking into account the assessed demolition costs, the planning costs incurred for the future use, the adaptation of the infrastructure and the internal development of the commercial site, they also suggest an economic result for the city in the future marketing of the land.

Once the land has been acquired, the aim is to use subsidies (for demolition and development) to drive forward the development of the site as a business location for small and medium-sized enterprises and trades. For the construction of the infrastructure, it is also planned to utilise synergy effects as far as possible in conjunction with the plans of the Central Saxony Transport Association at the site.

As a prerequisite for the future development of the site, the development plan procedure is to be started this year. It is planned to develop the industrial estate within 3 years if possible.
