At its meeting yesterday, Chemnitz City Council approved the purchase of the plot at Hartmannstraße 17. The City of Chemnitz is acquiring the plot, which covers approximately 730 square metres, for the infrastructure project ‘Chemnitz Model Stage 4 (CM4), Planning Approval Section 1 (PFA 1)’.
The site is home to a multi-storey, listed residential and commercial building with annexes. These include, amongst other things, garages, a workshop and a hobby workshop. The entire building complex must be demolished to make way for the construction of the Chemnitz Model. According to current plans, the work is scheduled to take place from 17 November 2026 to 27 February 2027. The planning approval decision for the project has been in place since 22 December 2025 and is legally binding.
The existing tenancies for ten flats and five commercial units have already been terminated.
The market value of the plot corresponds to the purchase price of 423,000 euros. In addition, there are incidental purchase costs of around 28,000 euros. Under the construction and financing agreement between VMS and the City of Chemnitz, the project developer VMS bears 95 per cent of the total land acquisition costs of around 451,000 euros. This amounts to 428,450 euros. The City of Chemnitz is bearing the remaining five per cent, amounting to around 22,550 euros.
