At its meeting today, Chemnitz City Council approved the 57th amendment to the city's land use plan. The amended plan area is located in the Wittgensdorf district. It is located in an area in the northern part of the city that is heavily characterised by the landscape. The plan area consists of three sub-areas and covers a total area of approx. 3.9 hectares.
The objectives of the plan amendment are to develop a recreational area along the Chemnitz Valley cycle path with a cycle service area in the scenic settlement area and residential areas in a further sub-area.
The floodplains and flood risk areas shown in the regional plans have been reduced due to extensive retention measures upstream, meaning that the planning area is now outside the floodplain.
The new plan creates the basis for the compatible development of residential buildings on the edge of the town centre. In addition, a new tourist offer on the existing Chemnitz Valley cycle path is being prepared in terms of planning with the cycling service area project. The aim is to seal as little area as possible and increase the proportion of greenery.
The cycle service area is to be built directly on the Chemitz Valley cycle path. The leisure facilities along the cycle path will be expanded to include rest and catering facilities.
The draft plan and the explanatory memorandum with environmental report were made available to the public in accordance with Section 3 (2) BauGB. The authorities and other public agencies whose remit could be affected by the planning, as well as the public, were involved. The comments received were taken into account in the planning process.
