Ceiling renovation at BSZ Technik I and Pestalozzistraße 33 day care centre
At its meeting today, the city council approved the allocation of additional funds totalling around 2.1 million euros for the renovation of the ceilings at the BSZ Technik I and the Pestalozzistraße 33 daycare centre. Due to existing PAH (polycyclic aromatic hydrocarbons) contamination in parts of the aforementioned buildings, it was decided to implement the measure immediately. To cover the costs, funds from the refurbishment programme of the Sprachheilschule (at the Ernst-Wabra-Straße site) will be used, which will be made available again with the next budget planning for this measure.
BSZ Technik I (industrial school - adjoining building - former adult education centre)
Following the occurrence of unpleasant odours in the classrooms, indoor air measurements and laboratory tests were carried out in the adjoining building of the vocational school centre for technology. It was found that the floor structure under the screed consisted of a PAH-contaminated tar-containing separating layer. This tar paper, which is present in all floors, is the cause of the unpleasant odours and the fact that the guideline value II for naphthalene in the indoor air is exceeded. The buildings are currently unusable.
To remedy the defects, the screed, the tar-containing separating layer and the encapsulation of the partially contaminated storey ceiling will be broken up and disposed of. The floor will then be rebuilt.
The construction work will begin in summer 2018 and is expected to take a year. The affected rooms, which were previously used as classrooms, will be converted into specialised classrooms as part of the renovation work. A total of 620 m² needs to be renovated on the three floors. The costs amount to 897,000 euros.
Pestalozzistrasse 33 day care centre
Following odour nuisance in the building, measurements were carried out which also led to the conclusion that the floor was contaminated with PAHs. The causes of the PAH contamination will be eliminated by demolishing and disposing of the screed and the tar-containing separating layer, encapsulating the partially contaminated storey ceilings from above and below and then installing a new floor structure. The refurbishment will begin in September 2018 and should be completed by November 2019. The building must be vacant for the refurbishment work. The facility at Augsburger Straße 36 will serve as a temporary nursery school or temporary storage facility. 1.3 million euros have been budgeted for the renovation work.
