Interior refurbishment of the Michaelstrasse daycare centre

At its meeting today, the city council decided to renovate the interior of the Michaelstraße 58 daycare centre.

Since the building was constructed around 40 years ago, many parts have remained unchanged or have only been partially renovated. They require a complete interior refurbishment. The sanitary areas will also be completely renovated. The already renovated windows, the façade and the fire doors will be retained. Barrier-free ramps are planned for the ground floor.

The old installation pipes will be replaced. Concrete renovation of the damaged ceiling and wall areas is also planned. The basement ceiling is also to be given thermal insulation. A children's toilet will be installed on the ground floor and the floor will be renewed. Staff rooms with changing rooms, showers and toilets will also be created here. A required pram storage room will be integrated and the headmistress's room enlarged.

As 350 hot meals are freshly prepared every day, the cookery kitchen will be equipped with a new grease separator. In addition, separate changing rooms, an office and a recreation room are planned in the utility and kitchen area. The leaking kitchen floor also needs to be repaired as quickly as possible.

An additional manager's room and two staff toilets are planned for the upper floor. The open, unused veranda is to be given a balustrade and windows. A breakthrough is planned for this, as is the construction of a second escape route.

The flat roof waterproofing is badly damaged and in urgent need of renovation. The old two-layer waterproofing will therefore be demolished. The thermal insulation will then be reinforced and a new two-layer bitumen seal applied. The internal drainage, including the downpipes, will also be completely renewed. The lightning protection will also be renovated as part of the roof renovation.
The damaged thermal insulation composite system in the plinth area will be replaced. The plinth will then be waterproofed. The façade surface will be completely renewed.

All underground pipes and the entire wastewater and rainwater drainage system will be modernised. The drinking water pipes and the entire network of pipes for the heating system will also be brought up to the latest state of the art.

Due to the required use of renewable energies, a photovoltaic system is planned.

Construction is scheduled to start in May 2021 and end in November 2022. The costs amount to around 3.3 million euros, which will be paid in full from the municipal budget.
