City council decides to sell the city centre districts
At its meeting today, Chemnitz City Council decided to sell three plots of land in the city centre to investors.
Lord Mayor Barbara Ludwig: "This is the next step towards a new city centre district in a historic location. An area will be developed that has seen many changes since the Second World War, but has not seen any continuous development. Closing the gap between the former Conti-Loch, now the Technical Town Hall, and the Tietz will make our city centre more compact as a whole. We are currently developing two key axes - the one between the Technical Town Hall and the Tietz and the one from the town hall to the Aktienspinnerei. Both will give the city centre even more strength. The aim is to make the city centre even livelier and to increase the variety of reasons to spend time in the city centre through inner-city living, offices and much more."
In detail, these are the following properties:
- The city centre quarter E4, construction sites 1 and 2, i.e. Bahnhofstraße/Ausgustusburger Straße and part of the car park at Johanniskirche, will go to SIMMEL Chemnitz GmbH Co KG. The purchase price is around 3 million euros. Residential and office buildings with space for retail, educational facilities, rehabilitation and medical facilities as well as car parks are planned with a total investment volume of 50 million euros.
- The city centre quarter E4, construction sites 3 and 4, i.e. Bahnhofstraße/Zschopauer Straße and parts of the car park at Johanniskirche, will be acquired by two project companies of HANSA Real Estate GmbH for a total of EUR 2.9 million. Residential and office buildings with space for doctors' surgeries and age-appropriate living and small businesses are to be built on these sites with a total investment volume of EUR 74 million.
- The city centre quarter E3, construction sites 5 and 6, i.e. the plots on Bahnhofstrasse/Zschopauer Strasse/Moritzstrasse/Wiesenstrasse and part of the Tietz car park, will be acquired by two other project companies of HANSA Real Estate GmbH for a total of EUR 3.5 million. Residential and office buildings with space for hotels, restaurants and other businesses with a total investment volume of EUR 59 million are also planned.
The proceeds from the sale of the aforementioned properties will be used to finance various measures, such as site clearance including the necessary pipework relocations, the internal development with roads, paths and squares, and the construction of the new office buildings.development with roads, paths and squares as well as the remodelling of the streets on Zschopauer Strasse, Bahnhofstrasse and Augustusburger Strasse.
Following the prescribed excavations, construction is expected to begin in 2020. The development work will be carried out in several phases and is expected to take five to eight years.
